Homeowners Insurance Concerns

There are several areas of concern that can potentially cause problems obtaining homeowner’s insurance coverage for a property. It’s critical to research the insurability of a home early on in the contract to be sure that these factors don’t affect the ability to obtain a homeowner’s insurance policy.

  • Credit Scoring. Credit scoring is now part of the insurance process. While coverage cannot be denied in the State of Illinois based solely on a credit score, the score itself can make it more difficult to get the coverage in place and/or make the coverage more expensive.
  • Property’s C.L.U.E. Report. The insurance industry maintains a common database called the Comprehensive Loss Underwriting Exchange (C.L.U.E.) that lists claim histories for properties. Higher claim history for the property could indicate a need for higher amounts of coverage and price a property out of consideration for buyers. It is recommended that homebuyers review a copy of the C.L.U.E. report prior to purchasing an existing home or condominium.
  • DryVit. Many insurance companies are refusing to write coverage on homes that contain DryVit because of the fear of long-term mold developing between the DryVit and the frame as a result of trapped moisture. Many insurance companies are considering not renewing current policies for homes that contain DryVit. Review this portion of your policy very carefully if DryVit is a concern for you and talk to the insurance company that represents you so that you are aware of their position on this topic.
